RESTRICTIVE COVENANTS ON ALL LOTS
any side street line. No buildings shall be located nearer than 10 feet to any interior lot line or nearer than 15 feet to a Tear lot line.
2. No residential structure shall be erected or placed on any building plot if the plot has an area of less than 20,000 square feet.
3. No noxious or offensive activities shall be carried on upon any lot nor shall anything be done thereon which may become a nuisance to the neighborhood and have a deleterious effect on the property.
4. No structures such as tents, shacks, etc., shall be constructed or placed on any lot at any time.
5. Upon the use of any lot for residence, the owner thereof shall install a septic tank and shall cause all sewage and waste to be disposed of therein pursuant to the requirements of the Alabama State Board of Health.
6. No obstruction (fence, sign or planting) between two feet and eight feet in height shall be closer than 20 feet from the comer lot line of any lot which is a mutual corner to the intersection of two or more streets.
7. No lot shall be resubdivided.
8. No heavy machinery, junk vehicles, discarded and/or abandoned materials of any kind shall be permitted or stored upon any lot.
9. Animals or fowls may be kept or maintained only as household pets, and not for commercial purposes. No cleft-footed animals, horses, chickens or rabbits shall be permitted on any lot.
10. Seller reserves for itself and its licensees, perpetual easements 10 feet along the rear lines of each lot and 7 1/2 feet along the sidelines of each lot. Seller reserves the right of ingress and egress over such easements for the purpose of installing and maintaining all types of utilities and drainage ditches.

Lots 1 and 2 are excluded from
these restrictions.

Lots 3 through 10,30 through 56
and 89 through 105 inclusive are designated as residential lots and shall be
used exclusively for single family residential purposes. No mobile homes;
trailers, tents or similar structures shall be moved, erected or constructed on
said lots and no more than one dwelling may be erected or constructed on anyone
lot. The ground floor area of any residential structure exclusive of open
porches and garages shall not be less than 800 square feet.

Mobile homes and single family
residences shall be permitted on lots 11 through 29 and 57 through 88 inclusive.
Mobile homes shall contain not less than 400 square feet of living space and
must be used for residential purposes.

These covenants and restrictions run with the land and in the event of a
violation of these covenants, the seller or the owner of any lot may pursue any
action at law or in equity to recover damages therefore or to enjoin such
violation. The owner of any lot hereby agrees that in the event of a violation
of any covenant and restriction contained herein that the legal remedy may be
inadequate and that an injunction may be issued against the lot owner, without
notice and without bond to enjoin such violation.
